I Found Myself Choosing A Real Estate Agent

About 2 years ago, I had the opportunity to sell our personal home just as the market was taking a downturn. We had been planning our move for quite some time and even though the real estate market was becoming depressed, we had no choice but to sell.

Of course being closely associated with real estate agents through my mortgage company, I already knew which realtor to choose for marketing our home. But I think she was actually a little nervous when I invited her over.

Although I owned a mortgage company, I had not been involved in selling a house of my own for about 13 years. I was concerned I might not be completely up-to-date with real estate web marketing strategies. So I requested an analysis of the market and a copy of my Realtor's marketing plan.

Well, I was right! Throughout the process of marketing our home, I certainly discovered a thing or two.

My Pet Peeve About Real Estate Marketing

As we finished up our meeting I stated that I had one pet peeve regarding real estate marketing. I explained how my husband, Steve, and I liked to drive neighborhoods admiring properties for sale. Because I tended to get the various houses confused, I enjoyed reviewing flyers once I returned home.

As we drove around on weekends, it was frustrating to pull up to a house we liked only to find the flyer box was empty. I felt badly for the seller as well.

Not only was I frustrated as a potential home buyer, I couldn't help but think there must be a lot of people just like me. Agents were missing out on incredible opportunities.

How To Use An Old Marketing Method To Create New Business

Now I knew internet marketing was the new wave in generating real estate leads while flyers seemed an outdated method but wait until I tell you what happened.

So getting back to meeting with the listing agent, I told her regarding the marketing of our home I was only going to request one thing. A full flyer box, please.

In fact, I assured her if she couldn't check the box personally, she was welcome to leave a big stack of flyers with me. I'd be happy to replenish the box as needed. Although she seemed hesitant at first, she agreed to comply with my request.

The results were actually surprising! Although it took about 4 months to sell our house, most homes in our neighborhood remained unsold for a year or two.

Now while our home was up for sale, a strange thing was happening. We weren't getting many people to preview our house, or so we thought. But on average, over 100 flyers were disappearing from the box every week.

Old Marketing And New Marketing Working Together

I asked our agent why so many flyers were being taken but no one was coming inside. It turned out even though our house wasn't getting viewed physically, it was being toured digitally. This was a surprise, not only to us, but even to our agent.

Because each flyer had a web address for our house, potential buyers taking the flyers were going back home or to real estate offices to tour our house online.

In short, our agent attributed selling at least three other homes to prospective buyers contacting her online or by phone due to the marketing flyers. She also acquired at least one other listing. And we were able to sell our house faster than others in our neighborhood.

Together, we learned that sometimes when combining old marketing with new methods, you get a better result than either by itself.
