Good deals abound today for home buyers with cash. But without a lender and a real estate agent, your transaction is like a boat without a rudder.

For example, who will protect your interests? Write up your purchase and sale contract? Order your appraisal? Negotiate the home inspection with the seller? Answer questions before you sign off on conditions, covenants, and restrictions which govern condominium owners?

Attorneys, private escrows or title insurance companies (varies state to state) can hold your earnest money deposit and close your transaction. You can buy blank purchase and sale contracts online.

But who will take you from A to Z?

How will you be assured you didn't miss a crucial step? I recommend using a real estate agent. They know how to buy a house!

Now I understand you are buying a condo that is a for sale by owner. But that does not stop you from bringing in a Realtor to handle your side of the transaction.

So ask your friends which real estate expert helped them buy their last home. Pick three and interview them. Here are helpful guidelines to choosing a real estate agent.
